The purchasing of condominium is governed by the Condominium Act 1991, non-resident foreigners who purchase condominium units must bring in the funds to pay for the unit from overseas. That means that the entire payment must be transferred into the country as “foreign currency”. The beneficiary bank will issue a “Foreign Exchange Transaction” certificate which should be presented to the Land Department when registering the ownership of the condominium.



Foreigners have right to purchase the property BUT, Foreigners can only purchase a unit located in the freehold section of the building means that only 49% of the buildings total space can be sold to foreigners. Unless you are a foreigner who has been working in Thailand and paid taxes on the monies earned then permitted to use the money you earned in Thailand to purchase a condo. The "Title Deed" of the condo will show the foreigner's name and prove ownership of the unit.
